Florida is a state in the south of the USA that has always been attracting a lot of interest of tourists, golf fans, families with kids and retirees because of its subtropical climate, white sand beaches and golf courses. Besides the numerous world famous golf courses, The Walt Disney World Resort theme park attracts more than 50 million visitors per year. The result of this growing interest for Florida is a population boom of almost 27% over the last 15 years based on US Census data. Furthermore, the current population of 20 million is predicted to rise to 26 million by 2030.

As such, it is no surprise that many foreign investors are starting to look at Florida as the next emerging property market to invest in the USA.

In particular, the interest of some investors has been directed towards Orlando. There are many shopping, dining and entertainment options.

The area is going through a major transformation with new motorways and new commuter rail service to downtown Orlando. Software firms and companies such as FedEX and Amazon have started setting up offices. Basically, it is an emerging area that has the potential to continue growing fast.

As a result, the property market here has seen a good uptick over the last 5 years with prices growing at around 10-15% per year in the Orlando area. Sales prices for new housing start at around 150,000 USD for 2 bedroom villas (approx. 900 square feet). Rental income for these villas would be about 1000 USD per month, resulting in net returns of around 6% (after property management and maintenance and property taxes).

The population growth in this area in Florida, the development of a new rail link and highways, the attractive location close to Disney, good rental returns and potential appreciation, and the ease of management with full property management services that is often being offered could make Orlando an investment location to consider for overseas buyers.
