Subject land is a piece of freehold flat agriculture land at a slightly lower level than the road passing by. It has an elongated pentagon shape with one straight side fronting the main road. The road presently Jln Bentong/Raub will be replaced by the new Central Spine Road being built at the other end of the subject land. Central Spine Road will in future be the main road for traffic heading back and forth between KL and East Coast especially Kelantan. The stretch between Bentong and Raub will be the bypass to divert traffic away from Bentong and Raub Town reducing the present congestion inside the town centre. Subject land is only 10km away from Bentong and 21 km from Raub Town and situated within 2 main Felda Schemes namely Lurah Bilut ( 2nd Felda Scheme in Malaysia ) and Mempaga. Subject land is therefore ripe for any development that harnesses the growing population of the area. Having roads running in front and behind the land accessibility to subject land is no problem at all. Being just 20km from Bentong all amenities are within reach. Alternatively the bypass will lead to the East Coast Expressway in Karak leading to Temerloh Kuantan and Terengganu.
