State Pavilia in North Point Launches Flats From HK$6.055 Million

New World Development (0017) has announced the pricing for the first batch of units in its North Point development, State Pavilia, yesterday (February 6).

The first price list includes 88 units, with an average discounted price per square foot at HK$18,540. This is approximately 11% lower than the average discounted price per square foot of HK$20,800 for another nearby development, 101 Kings Road, launched in November 2024.

Among the first batch of units, the lowest-priced one-bedroom unit is HK$6.055 million, with the lowest price per square foot at HK$16,888.

The first batch of 88 units includes a mix of one-bedroom, two-bedroom, and three-bedroom layouts, with saleable areas ranging from 343 square feet to 726 square feet. 25 of the units are one-bedroom, 62 are two-bedroom, and one is a three-bedroom unit.

After applying a maximum discount of 22%, the discounted prices range from HK$6.055 million to HK$19.593 million, with discounted prices per square foot starting at HK$16,888 and going up to HK$26,988.

The cheapest unit is located in Flat B9 on the seventh floor, with a saleable area of 343 square feet and a discounted price of HK$6.055 million (HK$17,653 per square foot).

The unit with the lowest price per square foot is Flat A9 on the 7th floor, measuring 446 square feet in size with a discounted price of HK$7.532 million (HK$16,888 per square foot).
