Black Rain Deal: Tenant Snags Renovated 3-Bedroom Lam Tin Flat for HK$22,000 Per Month

During the recent black rainstorm signal, a three-bedroom flat in Sceneway Garden, Lam Tin, was rented out for HK$22,000 per month, equivalent to HK$36 per square foot. The landlord, who purchased the unit in April for investment purposes, is now enjoying a 3.5% rental yield.

According to Midland Realty, the mid-floor flat is located in Block 7, with a usable area of 614 square feet and three bedrooms overlooking the estate's garden.

Initially listed at HK$22,800 per month, the tenant decided to view the property during the black rainstorm as they had the day off. Coincidentally, the landlord was also available due to the weather, allowing them to finalise the lease on the same day. After negotiations, the tenant secured the flat at HK$22,000 per month, attracted by its recently completed renovations and pristine condition.

The agent revealed that the landlord had reclaimed the unit just two weeks ago, carrying out renovations and repainting, which were completed only two days before it was rented out. Despite similar unrenovated units in the estate being listed at around HK$20,000, the tenant chose this unit for its excellent condition and competitive price amid limited availability.
