A luxury sea view apartment at The Arch, located above Kowloon Station, has been sold for HK$45.5 million, approximately 10% below market value. The transaction marks a rare discounted sale in the prestigious development.

The sold unit is a high-floor A unit in the Star Tower of The Arch, with a usable area of approximately 1,382 square feet. It features a four-bedroom layout with two en suites, offering stunning views of East Kowloon and Victoria Harbour. The property had been on the market for about two years before this sale.

The buyer, a mainland Chinese resident, was attracted by the unit’s high-floor location, premium views, and convenient proximity to the High-Speed Rail station. After multiple viewings, the buyer decided to purchase the property for self-use.

The original owner acquired the unit in December of 2007 for approximately HK$31 million. After holding the property for 18 years, this transaction earned the seller a paper profit of approximately HK$14.5 million, representing a 46.8% increase in value.
