Repulse Bay Mansion Relaunched at HK$900M, 60% Below Its 2022 Valuation

The sprawling mansion at 72 Repulse Bay Road has been reintroduced to the market with an asking price of HK$900 million, or HK$48,067 per square foot—a sharp 60% drop from its peak valuation of HK$2.2 billion in 2022.

The house, held by First Group, boasts six stories with a total usable area of 18,274 square feet. It includes five grand living rooms, 11 bedrooms (four of which are en-suite), and multiple entertainment facilities such as a home cinema, gym, and karaoke room. The interior features extensive use of stone materials and large glass windows to maximize natural light and complement its panoramic Repulse Bay sea views.

The property has undergone basic renovation and is now available for sale through an open tender process at an indicative price of HK$900 million.

The property was first listed in 2018 with an indicative price of HK$1.8 billion. It was reintroduced in 2022 at an even higher valuation of HK$2.2 billion. However, the latest price represents a HK$1.3 billion drop in valuation over three years.

First Group acquired the site in 2014 for HK$350 million before redeveloping it into the current mansion. Despite the significant price cut, the property’s latest indicative price still reflects a HK$550 million increase from its purchase price, representing a 1.6x return over 11 years on paper.
