Sierra Sea Phase 1B Launches First 160 Units From HK$3 Million

Sun Hung Kai Properties' Sierra Sea development in Sai Sha has seen strong sales momentum. Phase 1A(2) units were sold out across three rounds of pricing. Today (May 8), Phase 1B has released its first price list, offering 160 units priced from around HK$3 million. The discounted price per square foot starts at HK$9,499, with the average discounted price at HK$10,638, reflecting a 2.3% increase compared to Phase 1A's average price of HK$10,398.

The first batch of units includes a mix of one- to three-bedroom layouts. Seven units are one-bedroom, 128 units are two-bedroom, and 25 units are three-bedroom. The units’ usable areas range from 302 to 807 square feet. Unit prices start from HK$3.53 million to HK$11.009 million, with prices per square foot between HK$11,176 and HK$13,759. After applying a maximum 15% discount, the prices range from HK$3.0005 million to HK$9.3576 million, with discounted prices per square foot ranging from HK$9,499 to HK$11,695.

The cheapest unit is Unit J, located on floor G2 of Block 3. The one-bedroom apartment, measuring 302 square feet, is priced at HK$3.0005 million after discounts, equating to HK$9,935 per square foot. The unit with the lowest price per square foot is Tower 3, G2 Floor, Unit H, a two-bedroom apartment with a usable area of 444 square feet, priced at HK$9,499 per square foot.
