SHKP's Sierra Sea Launches 135 New Units

Sun Hung Kai Properties (0016) has announced the release of 135 additional units for Phase 1A(2) of its Sierra Sea residential project in Sai Sha today (April 29). The discounted average price per square foot is HK$11,638, with the lowest prices starting at HK$3.31 million. The developer has also confirmed a second round of sales this Saturday (May 3), during which 305 units will be made available, 288 of which will be sold via price lists. These units have a discounted average price of HK$11,550 per square foot.

According to the developer, the newly released batch includes 135 units under Price List No. 5. This comprises 27 one-bedroom units, 68 two-bedroom units, and 40 three-bedroom units. After applying a maximum 15% discount, prices range from HK$3.31 million to HK$8.99 million, with discounted prices per square foot ranging from HK$10,368 to HK$13,533. The total market value of the batch is HK$850 million. The cheapest unit is a one-bedroom flat located on the 1st floor, Unit F, of Block 5, priced at HK$3.31 million after discounts.

The second round of sales on Saturday will offer 288 units priced between HK$3.27 million and HK$8.99 million, with prices per square foot ranging from HK$9,992 to HK$13,533. The cheapest unit in this round is a one-bedroom flat, Unit F on the G2 floor of Block 5, with a usable area of 311 square feet, priced at HK$3.27 million after discounts. The total market value of this batch exceeds HK$1.8 billion.
