Mont Verra Garden Unit Sold for HK$180M, Sets HK$52K per Sqft Record

A luxury garden unit in Mont Verra, located on Lung Kui Road in Kowloon, developed by Kerry Properties, was sold yesterday (November 18) for HK$180 million. The sale price translates to HK$51,933 per square foot, setting a new record for garden units in the development. Including two previously sold apartments, a total of three units in the project have been sold in November, generating over HK$580 million in sales.

The unit involved in this transaction is located in Block 6, Ground Floor Unit A. It has a usable area of 3,466 square feet and comes with a 2,206 square foot garden. The unit features four en-suite bedrooms, two maid’s rooms, and includes a parking space. The final transaction price was HK$180 million, with an average price per square foot of approximately HK$51,933.

According to the developer, the project has recorded 26 transactions this year, with a total value of over HK$8.3 billion. To date, 31 units in the project have been sold, amounting to total sales of over HK$9.5 billion, with an average price per square foot of around HK$60,000.

Mont Verra consists of five residential towers and three exclusive villas, offering a total of 61 luxury apartments and the three villas. The apartments range in size from 3,466 to 8,583 square feet, including standard units, garden units, and special penthouse units with rooftops. The three villas have a saleable area of 11,382 to 11,692 square feet, each featuring over 10,000 square feet of front and rear gardens, outdoor swimming pools, private elevators, and private parking garages.
