The past weekend recorded around 238 new-home transactions, marking a 2.6-time increase compared to the previous week. This surge was largely driven by State Pavilia’s first-round sales of 168 units, which sold out on Saturday.
According to the developer, 20 large-scale buyers purchased 53 units in total. The largest buyer spent $52 million on six units, while two other groups of buyers each purchased four units. Overall, major buyers accounted for 32% of the first-round sales.
In response to strong demand, the developer immediately released its fourth price list for 76 units, which include one- and two-bedroom layouts. Sizes range from around 340 to 620 square feet, with discounted prices set between HK$6.48 million and HK$15.87 million, from around HK$17,900 to HK$28,600 per square foot after discounts.
However, the new price list reflects a more aggressive pricing strategy.
