Rented Out in 5 HOURS: 2BR apartment in Liberte Seized by Couple for HK$18,800/Mo

The rental market is active, with a mid-floor two-bedroom unit in Liberte being rented out in just five hours. Edwin Lai, Sales Manager at Hong Kong Property Services (Agency)’s Banyan Garden Branch in Kowloon West, noted that the positive sentiment in the second-hand market is boosting rental transactions. The branch facilitated a rental transaction for a two-bedroom unit in Liberte, rented by an out-of-district customer for HK$18,800, with a rental price per square foot of about HK$38.3.

The rented unit is located in Block 1, mid-floor, Unit A of Liberte, with a saleable area of approximately 491 square feet and a gross area of about 647 square feet. It features a south-facing, two-bedroom layout.

Owner Purchased the Unit for HK$9.15 Million in 2021

According to Lai, the owner initially listed the unit for around HK$19,000 and received inquiries from out-of-district customers within just five hours. After negotiations, the unit was rented out for about HK$18,800, with a practical rent of about HK$38.3 per square foot and a gross rent of about HK$29.1 per square foot. The new tenants, a couple, were attracted to the unit's south-facing orientation and cleanliness, deciding to rent it after just two viewings.

Records show that the owner purchased the unit in April 2021 for about HK$9.15 million.
