Grand Mayfair III Oversubscribed 20 Times! 138 Units Launching Next Tuesday

The second phase of the MTR Kam Sheung Road development, Grand Mayfair III, jointly developed by Sino Land, K Wah International, China Overseas, and the MTR Corporation, has seen overwhelming demand. As of 8pm on October 16, over 3,000 checks have been received for the first batch of 138 units, representing an oversubscription of more than 20 times. The developer has now uploaded the sales arrangements, with registrations closing next Monday, October 20. Public sales of the 138 units will officially begin on Tuesday, October 21.

All 138 units in this phase are standard apartments. The available units include 44 one-bedroom units and 94 two-bedroom units. The lowest-priced unit is Unit B8 on the first floor of Tower 1, with a usable area of 354 square feet. This one-bedroom apartment with an open kitchen is priced at HK$4.6662 million after applying the maximum 16% discount, translating to HK$13,181 per square foot. Another unit with the lowest price per square foot is also in Tower 1, on the first floor (Unit B7), with a usable area of 462 square feet. This two-bedroom apartment with an open kitchen is priced at HK$5.8346 million, or HK$12,629 per square foot.

The strong market response highlights the continued interest in new developments in Kam Sheung Road, driven by competitive pricing and the project’s convenient location near the MTR station.
