The trading of second hand property market is dull after half month since government launched the strict measure. Many buyers choose to rent house because of this. They wait and see for better plan of buying house in future. This make rent market getting hot. Blue chip houses may have higher rental yield. The rental yield of 3 rooms unit in Taikoo Shing is up to 8.2%. The rental yield of 3 rooms unit in South Horizons is also up to 7.5%. And the rental yield of 2 rooms unit in Lung Poon Court, Diamond Hill is up to 5.6%. Wen Zhi-li from Hong Kong Property expressed, room C, middle floor, Nam Tien Mansion of Taikoo Shing which in cover area of 786 sq ft and usable area of 680 sq ft rented at HKD 26,000 each month recently. The sq ft rent price base on cover area and usable area are separately HKD 33.1 each month and HKD 38.2 each month. Wen Zhi-li pointed, the owner bought the above unit at about HKD 3.8 million in January 2005. The rental yield is up to nearly 8.2%. The monthly rent for high floor unit in South Horizons is HKD 18,000. Lu Jing-hao from Centraline expressed, room C, high floor, building 9, South Horizons, Ap Lei Chau rented at HKD 18,000. The usable area of it is 581 sq ft and the cover area of it is 790 sq ft. The owner required HKD 19,000 by month at first and cut the price to HKD 18,000 by month at last. The sq ft rent price base on cover area is about HKD 23 each month. The price cut range is about 5.3%. It is known that, the renter changed to rent house for own use seeing the market is unstable because government launched measure to adjust property market recently. The owner bought the unit at HKD 2.88 million in 1999. The rental yield this time is up to 7.5%. The sq ft monthly rent of unit in Lung Poon Court of Diamond Hill is HKD 30. As for the Kowloon district, He Mei-ying from Century 21 Hill Top Property expressed, room 12, low floor, building B, Lung Poon Court of Diamond Hill is in cover area of 521 sq ft and in usable area of 383 sq ft. The owner bought the unit at HKD 2.4 million in 2011 and now rents out at HKD 11,300 each month. The average sq ft rent is HKD 30 for each month base on usable area. The rental yield is 5.6%.   There were also many cases of renting dealt in New Territories by record. Liu Fa-li from Centraline expressed, room E, low floor, building 1, Villa Concerto, Symphony Bay in Ma On Shan rented at HKD 27,000 by month. The cover area of it is 1,309 sq ft and the usable area is 1,147 sq ft. The average sq ft rent base on cover area is HKD 20.6 by month. It is known that, the owner bought the unit in March 1998. The rental yield is about 5%.
