Century Gateway in Tuen Mun and Double Cove in Ma An Shan have offered more flats these days to meet the demand. Viewing from the situation, there is one new housing estate joining the sale, which is phase 3 of Providence Bay “The Graces”located in Tai Po. The earliest available date for the sale of flats will be in the next quarter and the price is estimated to be HKD 17,000 to 18,000 per square feet.
Under QE3, The Graces which is jointly developed by the Sino Group, Nam Fung Property and Wing Tai Property Ltd. will be available next quarter and the price is estimated to be HKD 17,000 to 18,000 per square feet.
Mainly involves big flats wit price estimated at HKD 17,000 per square feet
Tin SiuYuan, the general manager of sales department in Sino Group reveals that this project mainly involves 3-room and 4-room flats and provides a total of 193 flats. 70% of the flats are with 4 rooms and an area ranging from 1,800 to 2,800 square feet. 3 of the flats are with the largest area of 3.935 square feet with roofs and pool while there are 8 unique mansion with area over 4,000 square feet. The project receives 500 consultation calls and 80% of them are interested in flats with area over 2,000 square feet.
Lui Ting, the general manager and deputy managing director of Sun Hung Kei Properties Ltd. revealed yesterday that last batch of 91 flats in Century Gateway located in Tuen Mun has all been sold out and cash-in nearly HKD 700 million. The company will offer an extra 85 flats in this Wednesday and have a price raised of 5%. This batch of flats mainly has a good river or park view and so it is estimated the flats will be popular when it is on sale in Saturday. There are only 1-2 flats out of 91 flats sold are bought by mainland Chinese.
On the other hand, Century Gateway has offered an extra 62 flats and it is the first release of small 3-room flats. All of the flats have an area of 840 square feet with an average price of HKD 7,875 per square feet. To facilitate the sale, Hang Seng Bank has offered buyers of Century Gateway a discounted P rate minus 2.85%. (P rate is 5%)
Double Cove has offered 8 more flats starting with the price of HKD 5.43 million
For news on other new housing estates, Double Cove developed by Henderson Property has released 8 new flats available for sale with the average price HKD 8,457 per square feet. According to the price list, all 8 new flats are between 12 and 35 floors of tower 2. The price is ranging from HKD 5.438 to 16.059 million. The whole project has sold out 520 flats.
Soundwill Holdings Ltd. will release flats lower than 12th floor of Park Haven in this Saturday. Executive director Chen WeiLing reveals that the number of flats offered and the price is under consideration. This batch will be mainly involving small flats and the showroom and the demonstration units will be open. To facilitate sales, the company provides payment terms under person or company name and immediate payment. This will lower the price by 6%.
Meanwhile, Chen SaoYin, the sales and marketing director of Wing Tai Properties Ltd. said that the remaining two flats of No.1The Pierre located at the top floor with characteristics which consists of 700 square feet with roof and 500 square feet, the average price will be HKD 35,000 and 28,000 per square feet respectively.
