Speed Property Sales Up:Sun Hung Kai Applied Pre-Sales For 1,300 Units From Its Three Projects.

( By Yan Lunle) Sun Hung Kai overall speed up the property sales arrangement, with many residential projects started in May, and it applied to Lands Department for three copies of sales approval of The Wings III in Tsueng Kwan, Sha Po Tsuen project in Yuen Long and Camsam's Beach project in Ting Kau Tsuen Wan, totally supplying 1,326 units. Camsam's Beach project in Ting Kau Tsuen Wan predicted to be finished in the end of September and will be put on sale in ready flat, while the pre-sale term of other two are 20 and 32 months. Sha Po Tsuen project supplies up to one thousand units. Lands Department announced they received 6 pre-sale applications in May relating to 1,931 units. 3 copies among were from Sun Hung Kai for 1,326 units, taking about 68.7%. Sha Po Tsuen project in Yuen Long has the largest scale, three phases of which including about 1,027 units were together applied for pre-sale by Sun Hung Kai and was named " Junluan No. 1A-1 ", and it will be finished in the end of January 2016, with pre-sale term in about 20 months. In addition, land 66C1 in Tsueng Kwan bought by Sun Hung Kai in May 2012 at HKD 1.033 billion is named The Wings IIIB supplying about 326 units, which will be finished in the end of January 2017, in pre-sale term of up to 32 months, and it may speed up submitting sale application since government relaxed pre-sale term. About Camsam's Beach project in Ting Kau Tsuen Wan, it supplies 33 luxury units including floor style and villas, which predicted to be finished in the end of September and will be put on sale by ready flat. China Overseas Land & Investment applied for the sale of luxury property. In other 3 applications, there include China Overseas Land & Investment's Begonia Road project in Yau Yat Chuen Kowloon, which was bought at HKD 579 million in 2011 supplying 10 low density residences, and it predicted to be finished in the end of next September. Cheung Kong's Lanshan phase 2 (block 1 and 2) in Fung Yuen Tai Po which has 279 units also applied for pre-sale, and it estimated to be finished in the end of next September. Wheelock's Tung Yuen Street project in Yau Tong supplying 256 units also applied for pre-sale in May, and it predicted to be finished in the end of July 2017, which means the pre-sale term is up to 38 months. Since there were 6 projects applying for pre-sale approval last month, while only phase 2「Grand Austin」(691 units) in Austin Station developed by Wheelock and New World and so on was approved, so the pending pre-sale properties in last month sharply rose to 7,990 units, up 18.37% by month. Most citizens against the modification of Pak Shek Kok. Besides, in earlier, Town Planning Board changed the science park expansion land use in Pak Shek Kok (East) into residential use, but it was criticized causing more supply in this district and leading the fail of Pak Shek Kok land. During the consultation, 458 opinions received almost all of which against the land use being changed into residential use, and the opinions were from owner committee of Providence Bay phase 1 and 2, owners' corporation of Deerhill bay, district councilor, Legislative Council members and so on. As for the district outline plan amendment in Ma On Shan, there were 263 opinions received, also most of which were opposition, and these opinions came from district councilors, Villa Concerto service department of Symphony Bay, village office and service committee of Zi Mu Tou village, the second owner committee of Lake Silver, the first owner committee of Double Cove and so on. And there was appeal decreasing the density of land development in Lok Wo Sha Lane.
