Hong Kong's Wen Wei Po (Reporter Leung Yuk Cum,intern reporter Chan Ka Yan)New properties in New Territories hot sales,the price per square foot have recorded a new high.A new batch of 85 units of Mayfair by the sea Phase 2 in Tai Bo by Sino Land Development put up for sale yesterday morning,the news pointed out that it have sold only 17 units,of which Royal Mayfair Mansion which located in Flat A,17/F,Tower 5,sold with the discounted price of HKD $1.005692 billion,with the salable area 2,545 feet,the discounted price of HKD $39,516 per sq.ft,which have recorded a new high of stratified residential property in New Territories.Sino Land last night have increased 2% of the price of the 33 units of Mayfair by the sea Phase 2.SHKP is also taking advantage of the hot sale situation,will put 13 houses and duplex households in an original price on next Monday,of which the bungalow located in No.1 Bawei La Avenue with the sq.ft price of HKD $28,000,if it successfully sold,the house prices will record a new high of the bungalow prices in Yuen Long.
The 85 units of Mayfair by the sea Phase 2 in Tai Po have put up on sale last morning, including 82 standard units and underground with garden units and three units are houses which first launched out for sale.Sources, yesterday sold 17 units,of which five units was located in underground with gardens,as for the units which located in Flat A and B of Tower 9 respectively,with 800 feet to more than 1,000 units have recorded hot sales.Of which today is available for sale only been a unit Tin Chi MAYFAIR Royal Mayfair mansion,has rushed sale sold in the earlier days,the unit is located in Flat A,17/F,Tower 5,with the discounted price of HKD $1.005692 billion,HKD $39,516 per sq.feet,the saleable area of 2,545 feet,with roof (including the pool) 3,176 feet. This unit transaction prices and price feet are "MAYFAIR Bay I" and "MAYFAIR Bay II" a new high, market sources pointed out that it have recorded a new high of stratified residential property,the buyer was come from mainland who have already hold Hong Kong Identity Card.As for the three houses (the 3rd house, the 5th house, the 6th House),there are buyers had arrived to negotiate,but due to the technical problems,so can not be reached in final.The news referred that the Mayfair by the sea Phase 1 and 2 have sold over 675 units within three weeks since it was on sale,cashed in more than HKD $7.3 ten billion.
Riva house with the sq.ft price up to HKD $28,000
Sun Hung Kai Properties announced the last batch of No.8 price list of Riva in Yuen Long the night before,including 37 houses and penthouses units,the market capitalization of over HKD $1.5 ten billion,Monday first put up for sale 13 units,including 11 bungalows and 2 duplex units,of which No.1 house in Bawei La Avenue,with the salable area 3,033 feet,priced at HKD $8.4924 ten million,the sq.ft price of HKD $28,000.If it successfully sold,the house prices will record a ner high of the house prices in Yuen Long.
Lui Ting expected there will have moderate increase in property prices
SHKP Deputy Managing Director Lui Ting said view earlier sales of Riva is good, so having confidence on the sale of the remaining units.He also said that the time to maintain the original sales price adjustment for other factors individual coping landscape,it is expected that developers will actively launch out the properties on sale to take advantage of improved market conditions,so it is expected that there will have moderate increase in property prices.
