Henderson Converts Tai Po Project to CUHK Student Housing from HK$5,335 Per Month

Henderson Land (0012) has converted its latest Tai Po Mei Sun Lane residential project, Parkwood, from a sale property to an off-campus student housing facility recognised by the Chinese University of Hong Kong (CUHK). The units, ranging from double rooms to four-person rooms, are exclusively available to CUHK students, with monthly rent starting at HK$5,335 per bed. Lease agreements will be signed directly with Henderson Land.

This marks Henderson Land’s third "sale-to-rent" project. Over the past year, the developer has leased out unsold units from Baker Circle Dover in Hung Hom and converted The Symphonie in Sham Shui Po into a youth hostel managed by Tung Wah Group of Hospitals. Together, these three projects provide over 800 rental units.

Parkwood offers double, triple, and quadruple rooms, with rental prices ranging from HK$5,335 to HK$5,950 per bed per month. The lease term is one year, requiring a deposit of HK$11,000 and prepayment of 11.5 months’ rent. For the lowest monthly rent of HK$5,335, students must pay at least HK$72,300 upfront, including rent and deposit. Wi-Fi is included in the rent, but utilities such as water and electricity are excluded.

Double rooms feature a bunk bed, an open-plan layout, individual desks, wardrobes, an open kitchen, and a bathroom, with rent at HK$5,950 per person per month. Triple rooms include one bunk bed and a loft bed, along with desks, wardrobes, an open kitchen, and a bathroom, also renting for HK$5,950 per person per month. Quadruple rooms consist of two bedrooms with bunk beds, desks, wardrobes, an open kitchen, and a bathroom, with rent at HK$5,335 per person per month.

Parkwood was named in March 2024 and initially planned for sale. The project includes 122 units, primarily one- and two-bedroom layouts. However, it was later converted into rental housing in response to shifting market conditions.
