Today on Squarefoot we visit Pavilia Rosa 滶蘊, a new low-density luxury project, located on 28 Rose Street in Kowloon Tong. The project features 109 units, with an emphasis on three- to four-bedroom layouts.

We tour Unit D2, a fifth- and sixth-floor duplex show flat with three bedrooms, three en-suite bathrooms, a six-metre-high conservatory, a family room, and a master suite with balcony.

Inspired by the neighbourhood’s Garden City history, the home blends garden-inspired motifs with classic detailing, from the Rosa Door and floral door handle to amber-toned interiors, curved furniture, marble finishes, and a family room. We also explore the kitchen, bedrooms, master bathroom, and some of the luxury details — including a Hästens mattress worth around HK$800,000.

Beyond the home tour, we also look at the origins of Kowloon Tong’s low-density layout, tracing its roots back to Montague Ede and the Garden City concept of the 1920s.
