44.4 square meters sold in HKD $640,000 or upper,there are some members advocated to rise the proportion of Green Form HOS applicants
Hong Kong's Wen Wei Po (Reporter Chan Kong Shing) HA and its Committees have passed through the sales of new phase of HOS which will be launched out in June yesterday,including Tai O Tin Li Court 85 units and a recovery unit of Tin Chung Court.Of which Tin Li Court was
converted by the public-housing of Lung Tin Housing Estate,all the areas of about 44.4 to 45.1 square meters,priced from HKD $640,000 to HKD $890,000.Chairman of tHA and its Committees Wong Yuen Fai said after the meeting,although the location of Tin Li Court was relatively remote,but thought the price of under HKD $1.0 million,for some retirees and young home office (SOHO family),there is a certain appeal.Also there are team members expressed that the price of Tin Li Court was quite low,it is estimated to be welcomed by the public.However,some members were concerned that Tin Li Court have the inconvenience traffic which will cause an unsatisfactory sales performance and will be recommended to increase the proportion of Tin Li Court Green Form HOS applicants.
Tin Li Court per unit with an area of 44.4 to 45.1 square meters .30% of the assessed market value of the reduction,with the average selling
price from HKD $641,100 to HKD $897,300,depending on the corresponding direction,landscape and may be other factors,the price of the Flat L recovery unit which located in Tin Chung Court with the price of HKD $1.93 million.The spokesman said that the price in accordance with the established mechanism ,when determining the income and asset limits,consider the latest property market and economic conditions.
Sources,Tin Li Court will have no demonstration units to be opened for the public to visit,so after choosing the flats,the buyers can be arranged for 'site visit'.
Application in June,balloting in July and choosing flats in August
HOS eligibility for this two-person households with a monthly income ceiling of HKD $44,000 and an asset limit of HKD $960,000,as for the one person with a monthly income ceiling of of HKD $22,000 and an asset limit of HKD $480,000,will start receiving applications in June,it is expected to have balloting in July and have flat selection in August.Green Form and White Form of HOS applicants maintain a ratio of 6 to 4.However,as for the 14 households moved out due to the fact that the remodel of Ti Li Court,can have the first priority of buying the units in Tin Li Court.
Wong Yuen Fai said after the meeting that although the Tin Li Court located relatively remote,but the price was relatively lower than the
market price,together with the sales targets will mainly retirees and young people to work at home,so it is believed that this sale will be
attracted them and will soon sold out.Tin Li Court asked whether can recovery the basic cost,Wong Yuen Fai refers,if all the units were sold out,the Housing Authority will have about HKD $7.0 ten million of income,of which a million dollars would be surplus.He stressed that if the Housing Authority not to renovated the Tin Li Court,there are only 14 families living out of the 85 units,the vacancy rate of over eighty
percent,so in principle the best use of public housing resources,it should have alterations even if it still not bringing a lot of profit.He also acknowledged that the number of units allocated for the year,probably more than the community needs,so if they need to build public-housing in other areas in the future,will consider the uniqueness of the district and really need .
There are members applauded and criticized it and have different opinions
HA and its Committees member Wong Shing Chi said that he believes under the situation of the government plans to develop the Lantau Island,together with the current high property prices,so these HOS flats was relatively sale with a low price,so it is estimated that to be welcomed by the public.He added that the occupation of Lung Tin Court for nearly 20 year,so it is believed that the Housing Authority will first be refurbished before the sale.However,another member,Man Yu Ming said that Tin Li Court was built for placing the residents who are living in shacks before,so there are many applicants on the queue who was sent to it,will be refused,also worried about inconvenience transportation even with a lower price and also there are no demonstration units have set for the public to visit,so he think that the sale will be unsatisfactory.He believes that if the sales target wasn't mainly for the applicants who are on the queue,it should raise the proportion of Green Form HOS applicants.
