Ken Sir呂宇健料樓市過年後「小陽春」 FULL PAY 297萬短炒荃德花園

著名物業投資者兼新劏房大王，人稱Ken Sir的呂宇健相隔4個月再次出動，短炒住宅物業。市場消息指，他近日以297萬元購入荃灣荃德花園一個中小型單位，表示看好農曆新年前後的「小陽春」樓市，並確認此交易為短炒投資，並預計短期內將再度入市。

上述成交單位位於荃灣荃德花園C座中層B室，實用面積約340平方呎，為兩房間隔。該單位以297萬元成交，折合實用呎價約8,735元。消息指出，Ken Sir以全數付款（FULL PAY）方式購入，成交期僅兩個月。

是次交易因成交價低於300萬元，根據政府於2023年2月調整的從價印花稅（第二標準稅率）稅階，Ken Sir只需繳交100元印花稅。

Ken Sir又提到，通常樓市表現會滯後於股市，而目前股市已回升至約2萬點，相信對樓市有一定支持。他亦預計，隨着農曆新年前後樓市氣氛回暖，樓市將迎來「小陽春」，發展商也會積極推出新盤，進一步帶動市場。他認為3月至5月樓市氣氛將持續好轉。

資料顯示，上述荃德花園單位的原業主於2013年以約245.28萬元購入，持貨約12年後，以297萬元轉售，帳面升值約51.72萬元，升幅約21%。
