10.零售表現續頹 商舖風光不再

本地零售業界今年繼續承受往年倚重內地旅客消費、並過度擴張的苦果。隨着訪港內地客消費模式轉變,核心區零售表現每況愈下,金行縮舖之餘,國際零售品牌對高昂租金也吃不消,近月陸續撤出一線地段,銅鑼灣、中環、旺角等區先後出現劈租個案。當中矚目個案,要數早年以「大隻仔」模特兒店員作招徠的美國消閒服裝品牌A&F,即將關閉其位於中環畢打街12號的香港旗艦店,涉及樓面約3萬方呎。相關租約至2020年11月期滿,今次撤出意味着提早4年解約。同樣來自美國的快銷時裝品牌Forever 21,明年租約期滿後就撤離銅鑼灣京華中心共6層巨舖,新租戶的月租約700萬元,較現時約1,380萬元暴跌一半,可謂是商舖風光歲月已過的見證。
