美聯物業-李天傑經理表示，該行剛促成馬鞍山聽濤雅苑8座中層G室，實用面積約788平方呎，屬3房設計，向西北。據悉，單位原開價$920萬，而買家屬於區內客，鍾情單位屬靚裝，認為購入單位可節省不少裝修費用，且單位景觀「池海雙輝」，屬屋苑屬於罕有放盤，故議價$50萬後，即以$870萬承接，實用面積平均呎價約$11,041。

資料顯示，原業主1999年以$576.3萬購入單位，持貨26年，帳面獲利約$293.7萬。
