中原地產 - 吳嘉權經理表示，馬鞍山租賃市場交投活躍，該行新近促成天宇海一個4房連套房單位租賃成交，新租客以月租$2.6萬承接，屬市價水平。

成交單位為天宇海1A座中層B室，建築面積1,267平方呎，實用面積962平方呎，採4房連套房間隔，單位原叫租$2.7萬，經議價後以$2.6萬元租出，折合實用呎租約$27。租客為同區客，認為單位環境舒適、間隔實用，價格合理，故決定承租作自住用途。

資料顯示，原業主於2010年以約$869萬購入上址，現時租出可享約3.6厘租金回報。
