美聯物業青衣港鐵站分行高級分區營業經理李永康表示,二手交投增多下,吸引部分租客「租轉買」,該行最新錄得外區租客「租轉買」,斥$650萬承接青衣藍澄灣690實呎戶,原業主持貨3年 帳面蝕「一球」。
李永康表示,成交單位為青衣藍澄灣2座高層D室,實用面積約690平方呎,屬3房間隔。據悉,放盤最初開價$790萬,及後曾下調叫價,最終獲外區租客「租轉買」,以$650萬承接,實用呎價約$9,420,較最初叫價累減$140萬,或約18%。
資料顯示,原業主2021年以$750萬購入單位。
