金馬大廈申轉商廈

 香港文匯報訊(記者 顏倫樂)作為大業主的恒地向城規會申請改變鰂魚涌金馬大廈及毗鄰地盤規劃,由住宅改為辦公室連食肆、商店及服務行業用途,並將地積比率由9倍增至15倍,提供商業樓面達26.58萬方呎。

 據了解,地盤原規劃為「住宅甲類」用途,但因毗鄰殯儀館,發展商遂向城規會申請改變用途至辦公室連食肆、商店及服務行業,地積比率由原來商住的9倍,增加至商業的15倍,額外增加樓面共10.63萬方呎或66.67%,提供商業樓面達26.58萬方呎。若地盤以15倍發展,興建1幢30層高商業大廈(包括3層地庫),提供26.58萬方呎商業樓面,當中辦公室約24.77萬方呎,食肆、商店及服務行業佔18,124方呎。

 另外,旺角廣東道1166至1168號申建酒店,亦屬「住宅甲類」用途,申請改為酒店發展,興建1幢12層高物業,總樓面1.15萬方呎,提供43個房間。
