在拆息下調之際，屯門邁亞美海灣的一個兩房單位近日吸引了一名區內客的青睞。該買家在參觀了約十個樓盤後，終遇上「一見鍾情」的邁亞美海灣單位，最終決定「零議價」以350萬元買下，成交呎價8,794元。

祥益地產區域董事邱家邦指，成交單位為邁亞美海灣3座中層H室，實用面積為398平方呎，2房間隔。該買家對此單位的喜愛主要源於其價格合理，以及客廳和睡房均擁有不錯的開揚景觀。

原業主於2011年以約172萬元購入此單位，持有14年後轉手，獲利178萬元，單位期內升值超過一倍。

根據銀行的估價，恒生銀行對該物業的估價為336萬元，比成交價低約4%；而中國銀行的估價則為359萬元，較成交價略高約2.6%。
