豉油街物業全幢300萬租出

 香港文匯報訊 (記者 周穎) 全幢物業交投暢旺,市場消息指出,旺角豉油街21C號全幢,以300萬元租出。土地註冊處資料又顯示,由科達地產湯君明持有的上海街698號美觀大廈地下至5樓,以2.26億元沽出。登記買家為KIU SHEUNG INVESTMENTS CO.LIMITED。物業合共3萬方呎,呎價7,533元,市值5,000萬元。原業主湯氏獲利達1.375億元。而湯氏仍保留其中一個地舖未有售出。

 細碼盤有價有市,美聯商業許少娟表示,尖沙咀山林道高荔商業中心7樓A室,涉及樓面面積約759平方呎,成交金額接近555萬,呎價約7,310元,創該廈呎價紀錄新高。

皇廷廣場「摸上摸」成交

 觀塘皇廷廣場承接向來有支持,該廈最近連錄「摸上摸」成交。中原(工商舖)梁美玲表示,觀塘皇廷廣場摸貨成交為中層F室,建築面積約1,090方呎,成交價953萬元,呎價8,739元。據了解,單位於今年9月獲市場以每呎7,339元承接,其後該名買家於一個月內將單位以摸貨形式售予另一名投資者,呎價8,330元;該名投資者承接單位後隨即再推出市場放售,單位最終由今番買家承接,持貨約兩個月,帳面獲利近45萬元,單位3個月內累計升幅接近兩成。
