萬宜漁村高開價九成拍出

香港文匯報訊（記者蘇洪鏘）市場再有另類物業拍賣，政府產業署昨天將一籃子11伙西貢萬宜漁村單位推出拍賣，以3,080萬元拍出，較開價高出逾九成，平均呎價約6,009元。場內吸引不少投資者登記競拍，包括有「銀主盤大王」之稱的資深投資者區寶鍋及相關人士。由於買家需要一籃子購入，不能零散選購，有消息指有多位投資者集合資金到場競價。

是次拍賣由忠誠拍賣行舉行，該批單位為11伙萬宜漁村45號至48號的地下至3樓，每戶實用面積為466方呎，合計總面積達5,126方呎，於1978年落成，每年地稅約2,000元。項目開價為1,600萬元。項目先後獲承18口價，最終以3,080萬元拍出。

昨天現場所見，拍賣場內吸引近百人進場，忠誠測量行董事關樂平形容，項目反應熱烈，自公布拍賣以來，接獲逾150次電話查詢，並吸引逾百組客到現場睇樓，及至昨天推拍則有約40組客登記。他又指，成交價較原先預期約2,000萬餘元理想；由於物業樓齡較舊，預計每戶裝修費約10萬元。
