荃灣荃景花園1座極高層2房戶$429萬成交 虧損約$166萬

美聯物業 - 鍾家豪經理表示,因港元拆息進一步回落,業主入市成本進一步減少,令荃灣區成交量有所回升,本月暫錄近100宗買賣成交。該行最新錄得一宗新買家斥$429萬購入荃景花園極高層原則兩房單位,實用呎價約$9,885。

上述售出單位為荃景花園1座極高層,實用面積約434平方呎,原則屬2房間隔。鍾家豪表示,原業主以$438萬放租後吸引買家洽詢,新買家於約4年前高位沽出單位後租樓,見近日息口不斷回落及樓價已回落至合理水平,故睇樓後即時與業主議價,最終以$429萬成交,實用呎價約$9,885。

資料顯示,原業主於2018年以$595萬購入單位,持貨7年,帳面虧損約$166萬。
