活化工廈措施將於明年4月叫停，有業主新近以公開招標形式出售荃灣美德大廈全幢，意向價約4.5億元，9月18日截標。

負責是次工作的中原(工商舖)工商部營業董事林子健表示，美德大廈位於荃灣灰窰角街24至32號，意向價約4.5億元，地盤面積約10,480方呎，物業樓高11層，現有樓面面積約95,742方呎，物業將以部分交吉及部分連租約交易。物業用途屬工業類型，物業現時出租率達95%以上，每年租金收入高逾1,000萬元，租客多為貿易、物流公司及數據中心。

林氏續指，物業地理位置極佳，靠近如心廣場，鄰近爵悅庭及萬景峰等，適合投資者購入作長線投資或企業自用作總部之用。
