羅家寶近億購灣仔全層商廈

 香港文匯報訊 (記者 梁悅琴)金鐘區商廈空置率持續下降,供應愈趨緊張,加上售價不斷攀升,促使不少用家紛紛轉投邊緣區,資深投資者羅家寶(見圖)剛斥資9,628萬元購入灣仔東亞銀行港灣中心17樓全層作自用,呎價12,254元

原業主持貨3年升值85%

 中原(工商舖)寫字樓部營業董事鍾為民表示,該成交為灣仔東亞銀行港灣中心17樓全層,涉及面積約7,857平方呎,新近連3個車位易手,成交價9,628萬元,呎價12,254元。原業主於07年5月以5,200萬元購入上址,持貨約3年,現轉手帳面獲利4,425萬元離場,單位升值85%。

 鍾為民指出,東亞銀行港灣中心坐落於告士打道56號,與富通大廈、夏愨大廈、國衛中心等商廈為鄰。該廈17樓以上仍由東亞銀行持有收租,其餘樓層已賣散,當中只有11、14及15樓3層間細出售。該廈以用家為主導,對上一宗成交於今年5月錄得,當時東亞銀行以每呎9,785元回購1樓全層。
