置富產業可派收益增27.2%

香港文匯報訊(記者 曾敏儀)置富產業信託(0778)昨日公布中期業績,錄得收益8.135億元,按年升33.5%。物業收入淨額升32.8%至5.81億元,主要受到擴大後的物業組合錄得強勁租金升幅、完成資產增值措施,及去年10月收購置富嘉湖帶來額外收入貢獻所帶動。

半年收益逾8億增33.5%

期內,可供分派收益為3.905億元,按年增長27.2%,每基金單位分派升16%至20.88仙。按置富產業信託基金單位於6月30日在新加坡及香港的平均收市價6.785元計算,該分派相當於6.2%年度化分派收益率。

置富產業旗下物業組合的出租率為99.1%,按年升1.3%,續租租金調升率21.2%。物業組合的平均租金為每平方呎34.2元。若不計入置富嘉湖,原有物業組合的平均租金按年上升7.3%。

置富產業預期,隨着多個旗下物業完成資產增值措施,將會帶動收益增長。公告指,旗下麗城薈的資產增值措施於今年下半年展開,預期於明年底前完成,項目資本開支為8,000萬元,預期投資回報率為一成半。馬鞍山廣場及置富第一城,兩項資產增值措施已於去年第四季度完成。

截至6月底止,每基金單位資產淨值升7.3%至11.01元。物業估值升5.3%至308.8億元。資產負債比率下跌1.6個百分點至31.1%。
