筲箕灣形薈高層戶議價後以$460萬獲上車客承接

美聯物業-鄭琨經理表示,該行剛促成筲箕灣形薈一個1A座高層H室單位,實用面積約281平方呎,議價後以$460萬獲上車客承接,實用面積平均呎價約為$16,370,而原業主2016年持貨至今轉售帳面貶值約17%。

鄭琨指出,上述成交的形薈為開放式戶型,並位處高層,原業主近期叫價約$490萬,由於屋苑配套及交通吸引,而且叫價合理,故獲上車用家垂青,議價約$30萬後,以約$460萬成交。資料顯示,原業主於2016年8月以約$557萬購入上址,是次轉手帳面蝕讓約$97萬,物業期內貶值約17.4%。
