第一集團：長沙灣商廈明年售

香港文匯報訊（記者蘇洪鏘）第一集團近年採取貨如輪轉策略，未來兩年擬達至「年年有貨賣」。該集團董事霍偉良昨日表示，旗下長沙灣道650號商廈項目計劃於明年以樓花形式發售，涉及108個單位，面積由1,600方呎至13,000方呎不等，暫未定價，料會參考同區寫字樓。

第一集團中心叫價14億

至於系內九龍灣宏泰道第一集團中心，全幢已入紙申請由工廈活化為商廈，同時以約14億元放售。霍偉良透露，倘未獲理想價洽購，集團將改為收租用，預料將為集團帶來每年6,000萬元的租金收入、平均呎租25元至27元，較活化前增長近一倍。

達之路洋房計劃招標售

另一方面，旗下九龍塘達之路9號洋房項目料於10月裝修完工，並計劃在年底前推出，以招標形式放售。項目為一幢3層高巨無霸獨立屋，實用面積高達12,000方呎，市場參考價約10億元，裝修成本則高達5,000萬元，以參考價計算呎價高達8.3萬元水平。

及至2017年，集團擬推出淺水灣74號獨立屋，實用面積高達2萬方呎，而市場參考價高達20億元，倘獲承接有機會問鼎豪宅新高價，而按此計算呎價高達10萬元。

展望未來樓市，霍偉良預計，今年底起公屋及居屋供應將陸續增加，中小型住宅樓價將受壓，故睇淡該類物業。
