「白居二」畏高居屋登記僅增18%

　利嘉閣地產周滿傑指出，「白居二」5月底正式出台，市場上出現搶購熱潮，惟後來居屋造價越搶越高，令致整體居屋二手買賣增長速度比預期慢，表現落後大市。根據土地註冊處資料，6月份全港共錄419宗居屋二手買賣登記，較5月的355宗僅增18%，連升兩個月，惟單月升幅較同期整體二手大市成交的28%增幅為少，落後大市；至於期間物業買賣成交總值則約12.55億元，按月增加17%。

　從屋苑層面分析，上月十大活躍成交屋苑中，共有7個屋苑登記量報升，增幅由最低20%至最高1.4倍不等，其中天水圍天盛苑成交量按月急增1.4倍，增幅最大。此外，屯門兆禧苑及大圍豐盛苑成交量按月各增1倍，表現亦理想；至於天盛苑、兆禧苑及麗晶花園上月各以12宗買賣登記，同列熱賣居屋二手屋苑之首。
