現代美容主席擬沽北角舖

香港文匯報訊 美聯商業營業董事陳家輝昨日表示,該行現正代理北角英皇道恒英大廈部分地庫、地下1樓及2樓全層之放售事宜。上述所有單位面積共約30,333方呎,意向放售價約3.5億元,呎價約1.1萬元。

恒英大廈一籃子叫價3.5億

是次單位連租約出售,物業租期至2017年3月,現時每月租金約63萬元,呎租約20元,租金回報率達3厘。據悉,上址由現代美容(0919)主席曾裕持有,於2011年初以1.6億元購入。

資料顯示,現時區內地舖之放售呎價介乎1.8萬至4.8萬元,最高更達8.4萬元,上址之放售呎價處於低位水平。陳家輝又指,該區正在逐步轉型,因此上述物業相當適合長線投資者選購。早前更有財團以近6,000萬元收購同區皇都戲院大廈多個單位,可見區內物業亦具有重建潛力。
