物流張減15%放售尖咀舖

香港文匯報訊 近半年受零售市道影響,舖市投資氣氛一般,令個別投資者放售舖位時,叫價開始回軟,漸見有業主減價放售個案,其中尖沙咀山林道一籃子地舖,以低於意向價約三成成功沽出後,新近張姓資深投資者因應市況再度調整叫價,將尖沙咀香檳大廈地舖再推出市場,意向價約1.18億元,減幅約15%。

意向價約1.18億元

中原(工商舖)程海錠表示,今番放售物業位於尖沙咀加拿分道46號香檳大廈地舖,面積約1,717平方呎,意向價約1.18億元,平均呎價約6.8萬元。上址分前、後舖,前舖租客為連鎖甜品店甜牙牙,月租約23.9萬元,租期將於2017年8月屆滿;而後舖則被鐘錶客以月租約8萬元承租,租約將於2016年3月到期。舖位每月租金總收入約31.9萬元,故按現時意向價計算,新買家可享約3.2%回報率。

據悉,該舖業主為民生物流老闆張順宜,於2011年尾以約4,300萬元購入,早前曾以意向價1.38億元推出市場放售,惟洽購反應未如理想,現把叫價調低至1.18億元推出市場,減幅約14.5%。
