物流張減15%放售尖咀舖

香港文匯報訊近半年受零售市道影響，舖市投資氣氛一般，令個別投資者放售舖位時，叫價開始回軟，漸見有業主減價放售個案，其中尖沙咀山林道一籃子地舖，以低於意向價約三成成功沽出後，新近張姓資深投資者因應市況再度調整叫價，將尖沙咀香檳大廈地舖再推出市場，意向價約1.18億元，減幅約15%。

意向價約1.18億元

中原(工商舖)程海錠表示，今番放售物業位於尖沙咀加拿分道46號香檳大廈地舖，面積約1,717平方呎，意向價約1.18億元，平均呎價約6.8萬元。上址分前、後舖，前舖租客為連鎖甜品店甜牙牙，月租約23.9萬元，租期將於2017年8月屆滿；而後舖則被鐘錶客以月租約8萬元承租，租約將於2016年3月到期。舖位每月租金總收入約31.9萬元，故按現時意向價計算，新買家可享約3.2%回報率。

據悉，該舖業主為民生物流老闆張順宜，於2011年尾以約4,300萬元購入，早前曾以意向價1.38億元推出市場放售，惟洽購反應未如理想，現把叫價調低至1.18億元推出市場，減幅約14.5%。
