灣仔金豐商廈高層低市價三成半沽

由於經濟前景不明朗,部分於早年購入之業主,由於仍然有相當可觀利潤,亦願意減價放售。美聯商業營業董事劉志威表示,該行獲業主委託出售灣仔天樂里2-4號金豐商業大廈高層WF室,單位面積約1,330方呎,目前以約980萬元出售,折合每平方呎叫價僅約7,368元。

劉志威續指,同一棟大廈目前有兩個中層同面積單位放盤,均叫價約1,500萬元,折合每平方呎約11,278元,另一個低層單位每平方呎叫價亦需10,000元,上址單位呎價可謂全棟最平,比市價低約三成半。現時該大廈每平方呎市值租金介乎25至30元,估計上址租金回報率最高可達約逾4厘,回報甚為可觀,加上內部裝修不俗,無論自用或放租均具吸引力。
