　香港文匯報訊（記者梁悅琴）本土經濟回復暢旺，加上核心區商廈供應持續短缺，低息環境持續以及量化鬆寬政策等因素帶動，熱錢充斥市場。美聯商業助理營業董事麥世強表示，一名廠家剛以2,896萬元向會計師李慧明連租約買入中環德輔道中香港貿易中心8樓全層作收租用途，樓面面積約3,490呎，相當於呎價約8,300元，以現時平均呎租推算，租金回報3.5厘。

　資料顯示，會計師李慧明於2007年底以1.03億元向裕泰興家族成員羅守輝，買入中環德輔道中香港貿易中心4樓至9樓，過去一個月李慧明已先後以8,723萬元沽出3層，其中4樓全層連平台，早前以呎價約8,500元易手，成交金額約2,966萬元。
