美聯旺舖梁偉安表示，該行獲業主委託出售深水埗順寧道483號一籃子舖位及車位。包括地下6B號舖連電單車位1-5號，約211方呎；一樓一號舖及A室連私家車位1-4號，約5,100方呎；二樓1-22號全層停車場，約11,000方呎；及三樓1-22號全層停車場約11,000方呎，總面積約27,311方呎，目前意向價1.55億元。

梁氏指，地下舖位為一樓樓梯入口，一樓目前為食肆及賓館。新買家買入後彈性較大，可分拆出售、出租或自用。據悉，業主於2010年分段買入，涉資共約3,500萬元，按目前業主叫價，持貨7年，升值約逾四倍。

車位具升值潛力

資料顯示，同區有3大停車場，其中順寧居於今年1月錄得一宗成交，有買家以約2,300萬元購入13個車位，平均價約177萬元。上址共有53個車位，按業主計價，每個車位叫價介乎160萬元至170萬元，較市場略為低水，具有一定升值潛力。
