香港文匯報訊 (記者梁悅琴) 港島灣仔寫字樓租金再現高價。中原(工商舖)寫字樓部表示，灣仔海港中心中層03至04室，單位擁全海景景致，建築面積2450方呎，以17.2萬元承租，呎租70元，與該廈2年內最高呎租紀錄打平，屬同區商廈呎租第二高紀錄。

據了解，該單位業主為中資公司，於2004年9月斥資約1372萬元購入自用至今，呎價5,600元，今番出租收取回報達15厘。同時，租戶為燈飾公司，原本租用北角寫字樓。

企業廣場1.1億放售全層

另外，由一內地機構持有的九龍灣常悅道企業廣場一期1、2及3座相連全層，正委托美聯商業以交吉形式放售，總面積40,505方呎，當中1座樓面面積佔約12,309平方呎，而2座及3座面積則各佔約14,098平方呎，意向平均呎價約8,000元起，入場費約1.12億元。美聯商業助理營業董事溫淑雯表示，由於區內少有4萬方呎樓面放售，以及叫價媲美新型商廈，亦比企業廣場的二手價高出15%。
