泓富:非核心商廈短期仍抗跌

 7.8%及非核心商廈出租率高,泓富產業信託(0808)截至今年6月底半年度物業收入淨額上升11.9%至1.304億元,可分派收入1.036億元,上升11.9%,每基金單位分派亦升12.7%至7.44仙,每基金單位資產淨值較去年底止升7.3%至4.55元,負債比率為20.9%。

工商物業租金升14.3%

 期內7項工商物業的租用率減少0.9%至98.1%,平均單位實際租金升14.3%至每呎18.54元。當中海名軒(部分)、創富中心(部分)及新寶中心出租率達100%。期內觀塘泓富廣場為符合獲批工廈活化計劃特別豁免的要求之加建及改裝工程,已於今年第一季竣工,並於今年第二季完成兩項資產增值工程。至於潮流工貿中心翻新工程經已完成。

 展望今年餘下時間,美國可能縮減每月購買債券規模,及中國內地經濟放緩的外圍不明朗因素,將繼續令環球經濟受壓。然而,由於辦公室遷往非核心商業區的趨勢持續及新物業供應有限,香港非核心商用物業市場於短期內將繼續保持其抗逆能力。
