泓富:續發掘更多增長機遇

香港文匯報訊 (記者 梁悅琴) 持有本港非核心商廈收租的泓富產業信託(0808)昨公佈,截至2019年12月31日止年度可分派收入近2.75億元,按年升2%,全年每基金單位分派18.28仙,相當於分派收益率6%,當中每基金單位末期分派8.95仙,按年升0.6%。

期內,收益按年升近4%至4.62億元,主要因為旗艦物業都會大廈租金收入上升。物業收入淨額升4%至近3.66億元,主要由於收益增加同時成功控制成本。去年度平均單位實際租金升2%至每平方呎25.18元。截至去年底,租用率跌0.3個百分點至97.3%。

泓富產業主席趙國雄於業績中指出,本港經濟氣氛進一步因新冠肺炎疫情而受壓,香港經濟前景將受制於各項不明朗因素,租賃勢頭及租金水平亦將無可避免地受到影響,為減低有關影響,將繼續利用持續的辦公室遷往非核心商業區的趨勢。趙國雄相信,其物業組合中位於九龍東及紅磡地區的多個物業,將受惠於沙中線(第一期)通車等新鐵路網絡更廣泛覆蓋的優勢。除運用靈活的租賃政策外,將繼續發掘更多增長機遇。
