沙田花園城累減$71萬至$429萬易手

中原地產河畔花園分行經理曾展鵬表示，日前促成沙田花園城2期雅翠苑(2座)中層A室，實用面積350平方呎，建築面積511平方呎，2房間隔，去年11月份放盤時叫價約$500萬，經多番減價後，最終以$429萬易手，累減$71萬，實用面積平均呎價約$12,257。

中原曾展鵬表示，新買家為長線投資者，見單位價錢合理，怕遲買會貴，把握機會入市單位收租，單位市值租約金約$1.2萬至$1.3萬水平，料可享約3.5厘租金回報。據了解，原業主於2015年12月以$200萬入市上址，持貨8年，是次沽出單位賬面獲利$229萬離場，單位期內升值約1.1倍。
