欽州街地舖1年升15%

　香港文匯報訊　(記者周穎) 工商舖當旺，投資者大小通吃。市傳資深投資者黃海明以1,680萬元購入深水埗欽州街74A號地下3號舖，面積300方呎，現租戶為食肆，月租金4萬元，租金回報2.8厘。原業主於去年6月以1,450萬元購入，持貨約1年帳面獲利230萬元，物業升值15.8%。

　市場消息指出，皇后大道西323號地下、地庫1至3樓以2.2億元易手；九龍深水埗白楊街27至29號地下1、3、4及5號舖2,458萬元易手；及北帝街59至65號地下B號舖，亦以2,400萬元成交。

桂洪集團沽貨賺2.47億

　另外，土地註冊處資料顯示，桂洪集團以3億元沽出灣仔謝斐道313至323號帝城大廈1至3樓及地下D、E、F號舖。據悉，地舖面積2,400方呎，樓上3層面積同為5,500方呎，合計1.89萬方呎，呎價1.58萬元。登記買家為怡星有限公司，董事為陳家康及羅志輝。原業於1996年12月以5,300萬元購入，持貨16年帳面賺2.47億元，期間升值4.7倍。
