本地公司客平執撻訂貨逾1.3億買瑧譽洋房平近3成慳5200萬

近日有公司客以逾1.3億元購入屯門瑧譽洋房撻訂貨，呎價約22,473元，成交價較撻訂前平近三成，成為市場焦點。

據資料顯示，是次成交單位為屯門青山灣瑧譽的12號洋房，連同12號居室一併出售。洋房實用面積約5,200平方呎，居室實用面積約615平方呎，五房五套間隔，並附設平台、花園及天台，天台配備私人泳池，以及2個車位，成交價為逾1.3億元，折合呎價約22,473元。

最新買家透過公司名義入市，登記資料顯示買家為輝領投資有限公司，公司董事料為兩名本地人，分別姓鄧及黃。據悉，買家選擇採用180天即供付款計劃，並享有延長保修期優惠。

值得留意的是，該單位屬撻訂重售貨。根據記錄，12號洋房連居室最初於2022年5月以逾1.83億元成交，呎價高達31,430元，惟前買家其後於2024年8月正式終止交易。

經過撻訂後，該單位重新推出市場，最終以逾1.3億元易手，較撻訂前的售價減少5,200萬元，跌幅達28.5%，呎價亦從原來的31,430元大幅回落至22,473元。
