旺季結束 豪宅上月租金升0.2%

 利嘉閣地產研究部資料所得,全港35項指標豪宅物業9月加權平均租金指數最新報129.27點,較8月的129.04點輕微上升0.2%,降溫速度較中小型住宅更快。

 利嘉閣地產研究部主管周滿傑解釋,9月豪宅租賃旺季結束,而且外圍經濟不景,加上豪宅租金已在早前月份走高,因追逐校網而產生的豪宅租賃需求較預期弱。同時,外籍僱員租樓人數亦減少,拖累普遍物業租金停滯不前、甚至倒跌。

港島區表現最差

 按地區分析,港島區指標豪宅租金出現高位回落的走勢,上月該區豪宅物業租金按月下跌1.0%,表現最差。九龍區12項豪宅物業的租金平均僅升0.2%,新界區指標豪宅租金按月上升2.5%。以個別豪宅物業計,西半山雍景臺及中半山曉峰閣租金升幅較為顯著,按月分別升4.9%及3.1%。

 租賃市道方面,9月全港35項指標豪宅錄199宗租賃成交,數字較8月減少22%,創近5個月新低。三區之中,新界區豪宅成績較失色,5項指標豪宅錄23宗,按月減少26%;九龍區12項指標豪宅57宗,減少24%。港島區18項豪宅物業累錄119宗,下跌20%。

 周滿傑指出,QE3出台變相令銀紙貶值,租客亦有可能變陣「轉租為買」,相信短期住宅租賃成交以至租金升勢也會逐步降溫,預計豪宅租金只會在第四季多漲1%至2%。
