日出康城MALIBU掀蝕讓潮今年錄12宗最「甘」個案插2成慘輸2球

將軍澳日出康城今年蝕讓個案頻現，屬第5期A 的MALIBU一個2房連儲物室單位近日以730萬元蝕沽，成為今年該屋苑的第12宗蝕賣。

中原地產高級分區營業經理何俊傑表示，上述單位為MALIBU第2B座低層B室，實用面積約552平方呎，2房間間隔連儲物房，向東北，享有開揚的翠綠山景。原先開價738萬元，經過微調後以730萬元成交，呎價約13,225元。

何俊傑指，新買家該區內換樓客，心儀單位的開揚翠綠景觀，亦對「大2房」加儲物房的開則感到滿意，經過議價後認為價錢合理，便決定購入自用。

原業主於2018年以796.9萬元購入單位，持有約7年，轉手虧損66.9萬元，貶值約8%。

自今年1月起至今，MALIBU已至少錄得12宗蝕讓個案，蝕幅度由8%至21%，蝕幅最大的一宗成交在今年3月，涉第3A座高層B室，單位實用面積約597平方呎，2房加儲物房，以768萬元售出，呎價約12,864元。原業主於2018年以968.2萬元購入，帳面虧損200.2萬元或20.7%。
