新工廈買賣跌回單位數

香港文匯報訊 中原地產研究部指出,2月一手工廈買賣合約登記錄得8宗及7,734萬元(主要反映1月市況),較1月的22宗及1.76億元下降63.6%及56.0%。

長沙灣Global Gateway Tower主導買賣,錄得5宗,總值3,295萬元,佔全月整體62.5%及42.6%。而荃灣TML廣場錄得2宗,總值2,189萬元。大角咀The Bedford則錄得1宗,價值2,250萬元。其間,市場錄2宗逾一千萬元個案,分局來自大角咀The Bedford(價值2,250萬元)及荃灣TML廣場(價值1,839萬元)。

兆發工廈6年價值倍升

工廈市場買賣方面,自政府公布「起動九龍東」計劃以來,各大發展商財團頻頻吸納觀塘土地或將工廈重建或進行活化,吸引區內區外投資者用家購置具潛力的商廈及工廈。萊斯物業陳凌英梅表示,剛為業主易手觀塘偉業街兆發工業大廈3樓04室物業,單位面積3,148方呎,成交金額約1,000萬元,平均呎價3,176元。原業主於2008年5月以440.7萬元購入,帳面獲利近560萬。
