新屯門中心4座低層2房戶月租$13,500 回報率高達4.6厘

祥益地產 - 黃慶德董事表示，分行日前錄得一宗新屯門中心的租賃成交個案，該單位之租金回報率高達4.6厘。

黃慶德稱，上述所錄成交單位為4座低層C室，實用面積462呎，兩房一廳，日前獲短租客承租。該租客鍾情上述單位與原住所為同一屋苑，方便搬遷及往返原居所視察裝修進度，租客見區內可供短租的盤源緊拙，即使無法睇樓，但參考同類型單位間隔後決定拍板以月租$13,500承租4個月，以實用面積計算呎租為$29.2。

黃慶德續稱，如以同類型單位銀行估價約$350萬作計算，該單位的租金回報率高達4.6厘。
